POSITION OVERVIEW:

Olympus Housing Capital seeks a passionate Associate, Acquisitions professional to join a high growth affiliate of Apollo Global Management. Olympus provides structured capital for top homebuilders and developers in top housing markets. The Associate will work alongside senior leadership to support the structuring, underwriting, and execution of residential land bank transactions with top homebuilders and developers across key markets nationwide. The ideal candidate is detail-oriented, analytical, and comfortable working in a fast-paced environment with exposure to both internal leadership and external counterparties. The Associate will contribute to all aspects of the investment process from initial diligence, underwriting/pricing, and preparation of investment committee material to portfolio monitoring and reporting.


PRIMARY RESPONSIBILITIES:

  • Drive analytical and project support for all investment activities; construct financial models, sensitivity analyses, comparable analyses, and other discrete financial analyses as well as financial and asset due diligence and industry research.
  • Evaluate project-level economics, capital structures, deal risks, and return metrics.
  • Partner with and manage external third parties to validate and benchmark local housing fundamentals, including pricing, absorption, competitive positioning, and demographic trends.
  • Review and coordinate due diligence materials for prospective transactions, including entitlement status, engineering plans, budgets, market studies, third-party reports, and legal documentation.
  • Prepare Investment Committee materials, presentations, and written recommendations.
  • Support transaction execution and closing activities, including updates to underwriting files, tracking of diligence items, and coordination with builders, consultants, and internal teams.


QUALIFICATIONS AND EXPERIENCE:

Relevant work experience in real estate finance, homebuilding, land development, residential investment, private equity, or banking.

  • Bachelor's degree from a top undergraduate university, preferably in Finance, Math, or a related field
  • 2-4 years of experience supporting diligence and underwriting of residential land bank transactions
  • Strong financial modeling and quantitative analysis skills; comfort working with complex development cash flows
  • Excellent written materials and presentation skills, with the ability to communicate insights clearly to senior leadership
  • Detail-oriented and organized with strong project management instincts.
  • Ability to work collaboratively across multiple stakeholders and balance competing deadlines
  • Ability to work autonomously, identify and solve problems and know when to escalate issues
